Why Some Homes Are Selling Fast (While Others Sit) in Today’s Knoxville Market
If the market feels a little confusing right now… it’s because it is.
Some homes are flying off the market in days, while others are sitting for weeks—or even months. And the difference between the two is becoming more obvious than ever.
A recent report from The Wall Street Journal highlighted a major shift:
- The average home sat on the market for 56 days in March
- But homes that actually sold went under contract in just 19 days
That’s a 37-day gap—the largest we’ve seen for March since 2020.
So what’s causing this divide?
Move-In Ready Homes Are Winning
The homes that are selling quickly right now all have a few things in common:
- Updated and well-maintained
- Priced correctly from day one
- Little to no work needed
These are the homes buyers are jumping on—and in some cases, they’re still seeing multiple offers and even going above asking price.
Even in a slower market, great homes don’t sit.
Buyers Are More Selective Than Ever
This isn’t the 2021 market anymore.
Today’s buyers are thoughtful, cautious, and much more detail-oriented. They’re looking closely at:
- Condition of the home
- Potential repair costs
- Overall value compared to other options
They’re not willing to overlook issues or take on big projects unless the price truly reflects it.
The Homes That Are Sitting
On the flip side, homes that need work—or aren’t priced appropriately—are struggling.
About one-third of listings right now need updates or repairs, and many sellers are trying to list them “as-is” without adjusting price expectations.
The result?
- Longer days on market
- Fewer showings
- Price reductions
The Pricing Problem
One of the biggest challenges I’m seeing (and this report confirms) is that seller expectations haven’t fully caught up to today’s market.
- Nearly half of sellers still expect to get their full asking price
- Over a third expect to get above asking
But pricing based on peak market conditions from a few years ago? That’s where homes start to sit.

They’re willing to move fast and pay strong prices for the right home…
But they’re walking away from anything that feels like a project or a risk.
