Radon in East Tennessee: Should Homebuyers Be Concerned?
If you're buying a home in Knoxville or anywhere in East Tennessee, there's a good chance you'll hear the word "radon" at some point during the inspection process.
For many buyers—especially those relocating from out of state—this is the first time they've ever heard about it. And because radon is often discussed alongside health concerns, it can sound scary at first.
The reality? Radon is very common in East Tennessee, it's easy to test for, and if elevated levels are found, there are highly effective solutions available.
In fact, I've had many transactions involve radon testing over the years, and it is rarely a reason for a deal to fall apart.
What Exactly Is Radon?
Radon is a naturally occurring gas that forms when certain elements in soil and rock break down over time.
Because it comes from the ground, radon can enter homes through small openings such as:
- Cracks in foundations
- Basement floors
- Crawl spaces
- Areas around plumbing penetrations
- Concrete slab joints
The important thing to know is that radon is completely invisible and odorless. You can't see it, smell it, or detect it without testing.
That's why radon testing has become a common part of the home inspection process throughout East Tennessee.
Why Is Radon So Common in East Tennessee?
The short answer is geology.
East Tennessee sits on rock formations that naturally produce higher levels of radon than some other parts of the country. Because of this, it's not unusual for buyers in Knoxville, Farragut, Hardin Valley, Maryville, Oak Ridge, Lenoir City, and surrounding areas to test for radon during inspections.
That doesn't mean every home has a radon issue.
I've seen homes test extremely low and others test higher—even homes right next door to each other. Radon levels can vary significantly from property to property, which is why testing is so important.
How Does Radon Testing Work?
Fortunately, testing is very simple.
Most home inspectors offer radon testing as an add-on service during the inspection period.
A monitoring device is placed in the home—usually in the lowest livable area, such as a basement or lower level—and left in place for approximately 48 hours.
After the test is complete, the inspector provides a report showing the home's radon levels.
The EPA recommends taking action if radon levels are 4.0 pCi/L or higher.
If the results come back below that level, buyers typically move forward without any additional steps.
What Happens If Radon Levels Are High?
This is where many buyers start to worry unnecessarily.
Finding elevated radon levels doesn't automatically mean there's a major problem with the home.
In most cases, buyers and sellers simply negotiate a solution, just like they would for any other inspection item.
Sometimes the seller agrees to install a radon mitigation system before closing. Other times, buyers may receive a credit and handle the installation themselves after they move in.
Because the solution is usually straightforward and relatively affordable, elevated radon levels rarely become a deal breaker.
What Is a Radon Mitigation System?
A radon mitigation system is designed to safely move radon gas away from the home before it can build up inside.
You'll often see a vertical PVC pipe running from beneath the home's foundation and extending above the roofline.
A specialized fan continuously pulls air from beneath the home and vents it safely outside.
The systems are surprisingly simple, extremely effective, and very common throughout East Tennessee.
Many homeowners don't even notice the system after it's installed.
How Much Does Radon Mitigation Cost?
One reason buyers shouldn't panic about radon is that mitigation systems are generally much less expensive than people expect.
While costs vary depending on the home's size and layout, most systems fall somewhere between $1,000 and $2,500.
Compared to major home repairs such as roofing, HVAC replacement, or foundation work, radon mitigation is often one of the easier inspection items to address.
Should Radon Stop You From Buying a Home?
In my opinion, no.
As a Realtor, I've helped many buyers navigate homes that tested positive for elevated radon levels. Once a mitigation system was installed, the issue was effectively resolved.
What would concern me more is a buyer who never tested for radon at all.
Testing gives you information. Information allows you to make informed decisions. And if elevated levels are found, there is a proven solution available.
That's exactly why radon testing has become such a standard part of the home buying process in East Tennessee.

If you're buying a home in Knoxville or the surrounding areas and your inspector recommends a radon test, don't be alarmed.
Radon is common in our region, testing is simple, and mitigation systems are highly effective when needed.
Rather than viewing radon as a red flag, think of it as another piece of information that helps you make a confident and informed decision about your future home.
