Neighborhood Spotlight: Vista in Farragut, Tennessee

If you are looking for a Farragut neighborhood with beautiful traditional homes and a location that keeps you close to shopping, restaurants, golf, and outdoor recreation, Vista is one to put on your list. It is one of my favorite neighborhoods to highlight because it brings together so many of the things buyers love about living in Farragut.
Located off Virtue Road near Kingston Pike, Vista offers a residential setting with convenient access to everyday destinations throughout Farragut and West Knoxville. Whether you are heading out for dinner, spending an afternoon at the park, or getting in a round of golf, there is plenty to enjoy in the surrounding area.
A Convenient Farragut Location
One of Vista's biggest draws is its location. Virtue Road connects the neighborhood to Kingston Pike, making it easy to reach the shops, restaurants, grocery stores, and services along one of Farragut's main corridors.
Turkey Creek is another convenient destination for residents. With shopping, restaurants, and a movie theater, it is an easy place to combine errands with lunch, dinner, or an evening out. The Pinnacle at Turkey Creek adds even more shopping options, while smaller shopping centers throughout Farragut offer local boutiques, cafes, and businesses.
The Campbell Station Road area is also within reach, including Founders Park at Campbell Station and the Farragut Branch Library next door. It is a lovely combination for an afternoon walk, a library visit, or a picnic. The historic Campbell Station Inn and Mayor Ralph McGill Plaza add another place to enjoy Farragut's community atmosphere.
For travel beyond Farragut, Campbell Station Road provides access to I-40/I-75, connecting residents with the broader Knoxville area. Your commute will depend on your destination and traffic, but Vista's location gives you access to the area's main roads while keeping your home base in Farragut.
Golf, Parks, and Time Outdoors
Golf lovers will appreciate Vista's proximity to Willow Creek Golf Club on Kingston Pike and Fox Den Country Club on North Fox Den Drive. Having both nearby adds to the appeal for buyers who want golf to be part of their routine. Tee times, memberships, and club access are arranged separately.
Farragut also offers plenty of ways to enjoy the outdoors beyond the golf course. McFee Park is a popular destination for its walking trails, playgrounds, sports facilities, and splash pad. Mayor Bob Leonard Park offers athletic fields and walking paths, while Founders Park at Campbell Station is a great option for a stroll among green space, a creek, and local history.
The town's greenway network adds more options for walking and biking. For buyers who enjoy being outside, Vista puts a variety of Farragut recreation destinations within reach.
Traditional Homes with Architectural Character
Vista is a single-family neighborhood with classic and traditional architectural standards. Brick, stone, and real masonry stucco are among the approved exterior materials, with other materials subject to architectural approval.
The neighborhood's design guidelines emphasize substantial homes and coordinated exterior details. Building standards include minimum enclosed, heated living areas of 3,200 square feet for one-story homes and 3,800 square feet for one-and-a-half- or two-story homes. Basements, garages, porches, terraces, carports, and bulk storage are excluded from those minimums.
Garages are designed to accommodate at least three cars, with minimum dimensions of 30 by 20 feet. Side or rear garage doors help keep the home's architecture as the focus from the street. Other standards include a covered front porch or stoop, at least one masonry fireplace and chimney, and generally nine-foot interior ceiling heights, with approved exceptions.
For anyone considering building on an available lot, plans and builders require architectural approval. Exterior renovations, additions, and landscaping changes may also need approval before work begins. All Farragut Schools
Vista is zoned for Farragut Primary School, Farragut Intermediate School, Farragut Middle School, and Farragut High School.

Homeownership and HOA Responsibilities
Vista has a homeowners' association that handles common-area maintenance and neighborhood operations. Owners are responsible for maintaining their own yards, landscaping, and home exteriors, including roofs, gutters, and exterior surfaces.
The neighborhood also has a coordinated weekly trash-service arrangement, with homeowners responsible for arranging billing and payment with the provider. When you are considering a home in Vista, we can obtain the current HOA dues, service details, and any additional charges so you have a clear picture of ownership costs.
Pools, Fences, and Outdoor Living
If a pool is on your wish list, Vista allows swimming pools with prior written architectural approval. The specific lot, available space, setbacks, and easements will help determine what is possible.
Fences and walls also require approval. The neighborhood favors landscaping alternatives such as hedges and berms, with masonry or masonry combined with wrought iron permitted on a restricted basis. The general height limit is five feet unless an exception is approved, and placement behind the rear corners of the home is encouraged.
Other outdoor additions, including playground equipment, permanent basketball goals, and accessory structures, have approval requirements. Boats, trailers, and recreational vehicles must be stored inside approved enclosed garages, and overnight street parking is restricted.
