Downtown Knoxville Development Updates – January 2025
Knoxville continues to grow, and several exciting projects are taking shape in the downtown area. From eye-catching public art to new residential and commercial developments, the city is evolving, and these updates are worth keeping an eye on. Let’s dive into some of the latest progress happening along Vine Avenue and beyond.
Pier 865: A New Landmark on Gay Street
One of the most noticeable additions to downtown is Pier 865, a unique sculpture on the 200 block of Gay Street. The installation appears to be nearly complete, with much of the construction equipment now removed. While the official ribbon-cutting has yet to be announced, this structure is already generating buzz.
Lone Tree Pass: Progress Moving Quickly
Across from Pier 865, Lone Tree Pass is rising fast after a slower start. This two-building development is set to bring new residential and commercial opportunities to downtown Knoxville. The taller building at the rear, next to the Crowne Plaza, has reached its final height, and work has begun on the exterior. The front building is also taking shape, with commercial spaces becoming more defined.
The development will include 57 residential units, with 53 available for purchase and 4 designated as workforce housing. Pre-sales for the homes are expected to launch this spring. Additionally, over 22,000 square feet of commercial space will be available, split between the pass-through plaza and Gay Street frontage. The project remains on schedule, with completion expected in October or November 2025.
City Summit: Moving Forward at a Steady Pace
Heading up the hill, the City Summit project is also making headway. Since the demolition of the Carpenter’s Union Building last fall, crews have been busy preparing the site for construction. The foundation work is now underway, and the footprint of the new five-story building is becoming more apparent.
Once completed, City Summit will add 89 residential units, with 9 designated as workforce housing to provide more affordable living options downtown. The timeline has been updated, with an estimated completion date of March or April 2026—a bit earlier than originally expected.
