5 Best Low-Maintenance Neighborhoods in Farragut, TN

Best Low-Maintenance Neighborhoods in Farragut, Tennessee

If you love the idea of owning a beautiful single-family home in Farragut, Tennessee but don't love the idea of spending every Saturday mowing, trimming shrubs and maintaining a big yard, you're in luck.

Farragut has several neighborhoods that offer a more low-maintenance lifestyle, where the homeowners association takes care of some or all of the lawn maintenance.

And these aren't necessarily tiny patio homes or condos.

One thing that surprises many buyers relocating to Farragut is that you can find larger, upscale single-family homes—sometimes with main-level primary suites, two- and three-car garages and community amenities—while still having someone else take care of the lawn.

As a lifelong Farragut resident and local Realtor, these are five neighborhoods I would put on your list if low-maintenance living is one of your priorities.

HOA fees and exactly what they cover can change, so always verify the current HOA documents for a specific property before purchasing.

1. Brookmere — Maintenance-Free Section

Brookmere is one of the first neighborhoods I think of when a buyer tells me:

"I still want a nice-sized house and a real neighborhood, but I don't want to take care of the yard."

The important thing to know is that Brookmere has two different sections, and only part of the neighborhood is considered maintenance-free.

The low-maintenance homes are primarily located in the front section of Brookmere, including homes along Kendall Hunt Street and the surrounding streets.

In this section, the HOA maintains the front and back yards, giving homeowners the benefits of a traditional single-family home without spending the weekend mowing.

What I Like About Brookmere

Brookmere doesn't necessarily look like what people picture when they hear "maintenance-free community."

The homes are substantial, attractive single-family residences, many with brick exteriors and thoughtful floor plans. You'll find options with main-level primary suites, bonus rooms, screened porches and additional storage.

The neighborhood also has amenities including a community swimming pool, playground, sidewalks and walking trails.

Location is another major advantage.

Brookmere sits in Farragut with relatively easy access to Kingston Pike, I-40/I-75, Turkey Creek shopping and restaurants.

That combination makes it especially appealing to someone who wants to simplify their home maintenance without giving up the traditional neighborhood experience.

Brookmere may be a great fit if: you want a newer single-family home, community amenities and lawn maintenance but don't want to move into a condo or townhome.

One thing to remember: Not every home in Brookmere is in the maintenance-free section, so this is one neighborhood where the exact property matters.

2. Brass Lantern

Brass Lantern is a little hidden gem in Farragut if you're looking for low-maintenance living.

It's a small neighborhood of only around 30 homes, which gives it a completely different feel from some of Farragut's larger subdivisions.

The homes were built much more recently than those in several of Farragut's established low-maintenance communities, with many dating to around 2019–2020.

And they're not small.

You can find beautiful upscale homes with main-level primary suites, open floor plans, bonus rooms and even three-car garages.

What Does the HOA Take Care Of?

Recent neighborhood listings show that the HOA provides lawn/grounds maintenance, with some properties specifically noting lawn care, shrub maintenance and trash service.

That means you can have the feel and space of a larger single-family home while eliminating a significant amount of exterior yard work.

The Location Is Fantastic

One of my favorite things about Brass Lantern is its proximity to McFee Park.

The neighborhood is incredibly close to the park, and a greenway entrance is right across the street. One recent listing described McFee Park as less than a five-minute walk away.

So while you may not be maintaining your own yard every weekend, you still have easy access to outdoor recreation.

Brass Lantern may be a great fit if: you want newer construction, a smaller neighborhood, a substantial single-family home and easy access to McFee Park.

3. McKinley Station

McKinley Station is another neighborhood I would keep on the radar for someone looking for low-maintenance living in Farragut.

This is particularly worth exploring if your goal is to simplify your lifestyle without immediately jumping to a condo.

The location gives residents convenient access to Farragut's everyday amenities, while the neighborhood itself provides the more residential environment many buyers still want.

Why Buyers Like It

For a lot of my low-maintenance buyers, the goal isn't necessarily to downsize dramatically.

It's to downsize the amount of work.

There's a big difference.

You may still want a guest bedroom.

You may still want an office.

You may want a two-car garage.

You may want enough room for family to visit.

You just don't want to spend Saturday morning mowing grass, blowing leaves and maintaining landscaping.

That's the type of buyer I would encourage to take a closer look at McKinley Station.

McKinley Station may be a great fit if: your goal is easier homeownership while still maintaining the privacy and feel of a residential neighborhood.

4. Wyndham Hall

Wyndham Hall is one of my favorite examples of an established Farragut neighborhood that offers a low-maintenance lifestyle.

Located off the Grigsby Chapel corridor, Wyndham Hall is extremely convenient to Turkey Creek, Kingston Pike, restaurants and shopping.

The homes here tend to have a more traditional, established Farragut look, with substantial brick residences and mature surroundings.

The HOA Does Quite a Bit

Recent property information for Wyndham Hall shows lawn services that have included:

  • Weekly lawn maintenance
  • Mulch
  • Irrigation
  • Lawn treatments
  • Shrub/tree trimming
  • Leaf removal

The community also has a pool and clubhouse.

That is a pretty significant amount of outdoor maintenance you don't have to manage yourself.

And unlike some low-maintenance communities where homes are packed closely together or much smaller, Wyndham Hall has larger traditional homes.

Location, Location, Location

Wyndham Hall is also incredibly close to Turkey Creek.

That makes it a great option for someone who wants low-maintenance living but also prioritizes convenience.

You can be close to restaurants, grocery stores, shopping, medical offices and interstate access without giving up the feel of an established residential neighborhood.

Wyndham Hall may be a great fit if: you want an established, upscale Farragut neighborhood, larger homes, lawn maintenance and excellent Turkey Creek convenience.

5. Berkeley Park

Berkeley Park Homeowner Associates is another neighborhood I would include when talking with buyers about lower-maintenance options in Farragut.

Berkeley Park is known as one of Farragut's more upscale residential communities, with attractive streetscapes, substantial homes and shared neighborhood amenities.

This is another good example of why I don't think buyers should automatically associate low-maintenance living with downsizing.

You may simply want a home where the community and HOA structure take some of the exterior workload off your plate while still giving you the upscale neighborhood environment you're looking for.

Berkeley Park also offers a convenient Farragut location, making it easy to reach Kingston Pike, Turkey Creek and other West Knoxville amenities.

Berkeley Park may be a great fit if: you prioritize an upscale neighborhood setting, attractive common areas and a lower-maintenance lifestyle without necessarily wanting a smaller home.

As with Brookmere, I would verify the maintenance responsibilities for the specific Berkeley Park property or section you're considering rather than assuming every home has identical coverage.

Low-Maintenance Doesn't Have to Mean a Condo

This is probably the biggest takeaway.

When buyers tell me they want maintenance-free living in Farragut, they sometimes assume their choices will be limited to condos, villas or townhomes.

That's not necessarily true.

Farragut has options where you can still have:

A detached single-family home.

A main-level primary suite.

Two or three bedrooms for guests.

A bonus room or office.

A two- or three-car garage.

A screened porch or outdoor living area.

Community amenities.

And someone else mowing the grass.

For empty nesters, retirees, frequent travelers and even busy professionals, that can be a pretty ideal combination.

Who Should Consider Low-Maintenance Living?

I don't think low-maintenance neighborhoods are only for people who are downsizing.

They can make sense for someone who travels frequently and doesn't want to worry about what the yard looks like while they're gone.

They can work beautifully for someone who owns a second home.

They can be perfect for empty nesters who want to simplify without dramatically reducing their square footage.

And honestly, they can make sense for a busy family that would rather spend Saturday at the lake, at a Tennessee football game or exploring the Smokies than doing yard work.

You're not necessarily buying less house.

You're buying back some of your time.

What exactly does the HOA maintain?

Not just what the listing says.
