Knoxville Is Quietly Becoming One of America’s New Luxury Housing Markets

For years, when people thought of luxury real estate, they thought of places like Palm Beach, Aspen, Beverly Hills, or Manhattan. Knoxville was rarely part of that conversation. But over the last several years, that has started to change in a major way — and now the rest of the country is beginning to notice too.

A recent report from Realtor.com ranked Knoxville as the #5 emerging luxury market in the United States. The report highlighted markets across the South and West that are quietly becoming the nation’s newest wealth hubs, even though luxury housing is not traditionally what those areas are known for.

Knoxville’s luxury entry price is now just over $1 million, and the number of million-dollar listings in our market increased 16% year over year. Currently, over 10% of active listings in the Knoxville area are priced above the million-dollar mark — something that would have been far less common here even five years ago.

Honestly, this shift makes complete sense if you’ve been watching East Tennessee’s growth closely.

Knoxville has always offered something that many people are looking for: a high quality of life without the overwhelming cost of larger cities. People are drawn here because of Tennessee’s lack of state income tax, the natural beauty, the lakes, the mountains, the four-season climate, and the slower pace of life. We have access to outdoor recreation, strong communities, SEC culture, growing dining and entertainment scenes, and a lifestyle that feels balanced.

For years, retirees and second-home buyers have quietly discovered East Tennessee for those reasons. But now we’re seeing a much broader wave of affluent buyers relocating from higher-cost markets across the country. Many are coming from places where luxury housing prices are dramatically higher, and they are often surprised by the value they can still find in Knoxville.

What’s especially interesting is how much new construction has fueled this growth.

During the pandemic housing boom, land prices throughout East Tennessee rose significantly. Builders quickly realized that it no longer made financial sense to build smaller entry-level homes on expensive lots. Instead, many shifted toward higher-end construction and luxury developments where the numbers worked better financially.

That trend is still very visible today throughout Knoxville and the surrounding areas. We’re seeing more custom homes, gated communities, luxury neighborhoods, elevated finishes, and lifestyle-focused communities than ever before. Buyers today want homes that feel move-in ready, modern, and thoughtfully designed — and builders are responding to that demand.

The luxury buyers entering our market are also incredibly selective.

Today’s buyers are typically not looking for homes that need major renovations or updating. They want quality craftsmanship, functional layouts, high-end kitchens, outdoor entertaining spaces, spa-like bathrooms, and homes that truly fit the way they live. In many cases, the most sought-after properties are the ones with rare features that are difficult to replicate.

Homes with deep-water boat slips, lake access, mountain views, large usable acreage, privacy, or unique outdoor spaces continue to command premium prices throughout East Tennessee. Those properties stand out in the market and can still generate competitive situations and strong offers when priced correctly.

Areas like Farragut, West Knoxville, Northshore, Sequoyah Hills, Hardin Valley, and parts of the lakeside communities surrounding Knoxville continue seeing strong demand from luxury buyers relocating into the area. And unlike some larger luxury markets, Knoxville’s growth still feels relatively early.

We are not oversaturated with luxury inventory. In fact, well-designed, move-in ready homes in desirable locations are still in high demand. The luxury market here feels driven more by lifestyle than by status alone, and I think that is one of the biggest reasons Knoxville continues attracting attention.

People are moving here because they genuinely want to live here.

They want space. They want community. They want access to the outdoors. They want lower taxes and less congestion. They want beautiful homes while still maintaining a sense of balance in everyday life.

For a long time, Knoxville was one of the country’s best-kept secrets. But between the growth in luxury real estate, the amount of development happening throughout East Tennessee, and the number of people relocating here every single day, it’s becoming very clear that Knoxville is no longer flying under the radar.

And personally, I think we’re only scratching the surface of where this market is headed.
